17' Series 17' help please

Hi all hows everyone doing after some help looking at down sizing from a 20/63-1 12 mths old to a 17 do not need shower/ toilet so can any one tell me what a 17 is wearth with heater / awning / annex one road no shower/ toilet thanks all . Oh that be a new van to .

I would of thought 30 to 35k second hand. Brand new would be in the vicinity of 40k.
